In the event of a true maintenance emergency please follow the following procedures:
If your emergency is life-threatening or you need police, fire or ambulance services, CALL 911.
If your emergency involves a dangerous utility situation:
Gas Leak: Immediately leave area and CALL 911 and Washington Gas at 703-750-1400
Downed Electric Lines: Immediately leave area and CALL 911 and Pepco at 877-737-2662
Electrical Outage: Call Pepco at 877-737-2662
If you are locked out or if you are experiencing a true maintenance emergency that if unabated will cause significant damage to your property, the building or your neighbor, please call the

Emergency calls are normally returned within 10-15 minutes after being notified by our call center.

This service is intended for true maintenance emergencies. Please complete a Maintenance Request for non-emergency requests or call our office during normal business hours and speak with your property manager.
Emergency service response is determined by the manager on duty and on a case by case basis. Our response may vary based on our legal relationship with the caller, our contractual obligations (and limitations) to the property and what the manager on duty thinks is reasonable and necessary.
Examples of situations often determined to be an “emergency”:
Constant high-flow leaks that cannot be contained by a bucket
Broken window pane
Fire alarms, elevator malfunction, garage door serving many units, etc.
No hot water – entire building
Drain backups (do not confuse with clogs)
Person requesting lockout service must be on file as tenant or owner and have ID.
Person requesting lockout service must have approved credit, a signed maintenance agreement and C.O.D. payment.
We must have a working copy of your keys on file.
We may refuse service to drunk, intoxicated, verbally abusive or individuals unable to guarantee payment for services.
Please expect an average wait time of around an hour, depending on time of day and location of manager on duty.
Examples of situations often determined to not be an “emergency”:
Small leaks, intermittent leaks, containable leaks, cosmetic water damage, etc.
Drafty windows, cracked panes, broken window locks, etc.
Strange smells, trash/debris, noises, etc.
No hot water – individual unit
No air conditioning
Slow drains, clogged drains, etc.
Pest sightings (mice, bugs, etc.)
Electrical outages (full) – Call Pepco
Electrical outages (partial) – reset breaker
Appliance not working
Noisy neighbors (call police and contact office next day)
Examples of situations often deemed an “emergency”, but that we are unable to immediately service:
Roof leaks during rain/snow (areas need to be dry before any repairs can be made)
Flooding into doors, windows, basements during rain
Any service during dangerous weather conditions
Some emergency services may carry hourly charges of $118/hour + travel time + third-party charges. These costs may vary. The Manager on duty may or may not be able to offer estimates for emergency service or resulting repairs.

Tenants who pay their rent directly to Urbane Results
Owner-occupants in Condominiums and HOAs managed by Urbane Results
Common Areas of Condominiums and HOAs managed by Urbane Results
We DO NOT provide emergency service to the following client types:
Tenants who DO NOT pay rent to Urbane Results
