Significant resources are dedicated to preventing unplanned inconveniences through our preventative maintenance and inspection programs. Despite these efforts, things do break and when they do, we work with our excellent licensed and insured third-party venders to resolve situations as soon as possible.
You know your home best and we rely on owners and residents to report maintenance issues as soon as they are observed. A running toilet can cost a hundred dollars a day and a small drip from a leaking pipe can cause thousands in damage. Please help us help you, by reporting problems as soon as possible.

Urbane Results has an aggressive preventative maintenance program which includes quarterly inspections of every single rental residence. Frequent and comprehensive building inspections allow our Homeowner Associations to maintain their common elements efficiently. Complimentary annual inspections of individual owner-occupied residences encourage home owners to undertake routine and preventative maintenance that both saves them money and prevents damage to neighboring property. Residents: These inspections are not designed to invade your privacy or otherwise make your tenancy uncomfortable. We inspect 100% of our rental portfolio every three months. Our primary goal is to ensure your health and safety and also to catch maintenance problems before them become expensive for the property owner and an inconvenience for you. We do kindly request that you tidy up in advance of an inspection.
Fire & Safety
Test all smoke detectors, ensure proper placement per DC Code
Fire extinguishers are present, visible and charged per DC Code
Check for generally unsafe conditions and uses
Emergency egress points and fire escapes are unobstructed
Occupancy
Only occupants on lease are residing in apartment
Check for unauthorized pets
General Condition
Apartment is clean and well kept
Apartment is being used as a residence
Document normal wear and tear
Document excessive wear and tear
Check for unauthorized items (waterbeds, etc.) and uses.
Evidence of pests or resident-caused environments likely to foster pests
Ensure all doors and windows open, close and lock as intended
Check doors and windows for air and water leaks
Ensure hot water heater, HVAC blower and utility closets are not obstructed by storage items
Exterior
Landscaping is maintained and does not attract pests
Trash area is well kept. Cans are clean.
Spot check brick pointing, siding, and other exterior surfaces
Window and joint caulking
Roof, skylights and other high areas where a ladder is not needed.
Gutters, downspouts and drains where a ladder is not needed.
Plumbing Related
Test hot water to meet minimum and maximum code requirements.
Feel all exposed water values and drain pipes for leaks
Each property is different and a custom property management plan is developed with an inspection check list that covers all of your common elements easily assessable.
Our Annual Homeowner Inspection Program is both complimentary and voluntary. If DC Code violations or Association Rules & Regulation violations are observed, the homeowner is notified and offered a reasonable time to cure the violation before your Board of Directors will take any action. Our Annual Homeowner Inspection Program is only offered in buildings where the Board of Directors agree to give owners a minimum of 30-days to cure and violations.
