Our inspections focus on health, safety, maintenance and occupancy. Photos are taken to document wear and tear over time and to provide owners with firsthand information about the condition of their property.
Providing a safe and desirable residential experience is our promise to your tenants and to aid in that effort and to reduce your operating costs, our quarterly inspection process is specifically designed to identify minor maintenance needs, often before they cause more expensive and inconvenient problems.
Turnover service begins well before your tenant moves out. As soon as a tenant gives their notice, your property manager will inspect the apartment. Once a new tenant is found, a turnover plan is developed that addresses maintenance and cleaning needs. We work hard to accommodate your incoming tenant’s move-in schedule. Finding the right tenant is challenging enough, don’t lose a prospective tenant or start a rental relationship off on a sour note by not accommodating individual requests.
Owners work with their property manager to establish a turnover service plan that is reevaluated after the move out inspection and then adjusted based on the property’s needs.
Many owners take advantage of turnover to make improvements and upgrades to an apartment. Keep a competitive advantage by staying up to date with market conditions and local competitors. Urbane Results will oversee turnover projects of any size from project design scope, quote gathering, permits, project management and everything between. (Fees may apply and vary by project requirements. Smaller projects do not incur a fee.)
Your property manager will investigate all maintenance requests and will coordinate an appropriate and timely response. Maintenance that is required by law, part of the lease terms and emergency repairs are addressed without delay and owners are notified as soon as possible. Preventative maintenance, quarterly inspection reports, cosmetic repairs and recommended maintenance is discussed in advance with the owner. Estimate gathering is available for non-emergency and non-urgent repairs.

All maintenance work is inspected and documented by your property manager prior to paying any vendor. We’ll ensure that the right work gets done by a qualified professional and at a fair price.
