Our Full Service Management plans are designed to take all of the worry and 99% of the work out of managing your Association.  We develop a custom management plan for each association and once approved by the Board, all you need to do is sit back, relax and check your email inbox.  You decide how much to be involved and feel free to change your involvement based on the issue or day of the week.  Just know that we are here to support you however we can, to improve your residential experience, facility, community communication and administrative functions.

  • A U.S.-based emergency call center relays information to the on-call manager 24/7.  When necessary, assistance is dispatched immediately. 
  • Residents are also welcome to use this service, free of charge to receive emergency vendor recommendations. 
  • On-call manager responds to all property emergencies as needed. 

 

 

Maintenance (Click to open)

 
  • Why cut corners with service providers pretending to be property managers?  Don’t be wooed by property management companies offering an all-in-one price for common services like cleaning, landscaping and maintenance.  Urbane Results uses licensed professionals that specialize in their trades.  Because we oversee of all of the work, you won’t need to lift a finger.
  • Your property manager will evaluate any maintenance requests before sending out maintenance workers.  Maintenance that is required by law, necessary for health & safety and emergency repairs are often addressed as requests are received.  The Board is always notified as soon as possible.  Preventative maintenance, inspection reports, cosmetic repairs and recommended maintenance is discussed in advance with the Board.  Estimate gathering is available for expensive non-emergency and non-urgent repairs.    
  • Choice of Vendors – Use your venders or ours.  We’ll work with any D.C. licensed and insured professional.  
  • Owner maintenance requests are evaluated by property manager BEFORE sending out maintenance workers.  The Board can set their own involvement levels and choose what spending levels and projects require Board consultation or pre-authorization. 
  • All maintenance work is inspected and documented by your property manager prior to paying any vendor.  We’ll ensure that the right work gets done by a qualified professional and at a fair price.
  • Your residents are never inconvenienced for maintenance work because your property manager will escort venders making emergency and common element repairs when in individual units.

  • Do you live in a condominium building or homeowner’s association managed by Urbane?  If we already serve your community, we offer special rental management rates and leasing fees too low to mention here.  Complete the Quote Inquiry Form or contact your property manager for more details. 
  • Have friends or colleagues who also are looking for the best property managers in the city?  Refer a friend and after their referral’s first month of service, Urbane Results will pay both of your condo fees for one month (not to exceed $300/unit).
