      • Inventory Association needs and Board & Resident requests.  Audit financial operations and maintenance programs.  
      • Develop management plan with automated remainders for both the Board and property manager.  Focus on implementation timing broken down by week, month, quarter, season and annual schedules.   
  • Evaluate property management plan with Board every quarter and adjust as needed.   
  • Quarterly Inspections 
      • Every building in our portfolio is inspected with a fine toothed comb four times a year!
      • To help identify areas often overlooked, one of the four inspections is completed by a guest property manager with a fresh eye.  
      • Our inspections focus on health, safety, maintenance and recommended improvements.  Photos are taken to document wear and tear over time and to provide the Board with an easy way to facilitate and document their decision making process. 
      • Providing a safe and desirable residential experience is our promise to your residents.  To aid in that effort and reduce operating costs, our quarterly inspection process is specifically designed to identify minor maintenance needs, before they cause more expensive problems.

  • A U.S.-based emergency call center relays information to the on-call manager 24/7.  To reduce costs, when possible, maintenance is deferred until the next business day, but when necessary assistance is dispatched immediately. 
  • On-call manager responds to all property emergencies as needed

  • Normal Maintenance: Evaluate maintenance issue.  Recommend solution.  Create RFP.  Collect quotes.  Advise Board on best bid.  Supervise work.  Attend final walk through with Board.  
  • Emergency Maintenance: Board authorizes spending limit.  Urbane coordinates emergency maintenance services.  Must be used in conjunction with 24/7 Emergency Call Service
  • Preventative Maintenance & Maintenance Programs
  • All maintenance work is inspected and documented by your property manager prior to paying any vender.  We’ll ensure that the right work gets done by a qualified professional and at a fair price.
